The Unsold Inventory Index is a gauge of how many months it would take to sell the current inventory of listings at the current rate of sale. Low numbers indicate a seller's market because at the current rate of sale, inventory would be depleted quickly. High numbers indicate a buyer's market because at the current rate of sale, the inventory would take longer to be depleted. Data for the City of Watsonville is excluded in order to show a more realistic index for the rest of the county (see the Sales by Area chart below).
